Buying Land at Harcrest is Made Easy

Garden Grove Land Release

  • 1. Register Your Details

    If you haven’t already done so, please register your interest in order to be updated on the latest Harcrest information.

  • 2. Select Product

    Determine which vacant land lot you would like to purchase.

  • 3. Check Your Finance

    Ensure you have spoken to your financial advisor and have checked your financial status to purchase.

     

  • 4. Pay a Registration Fee

    A registration fee of $1,000 is required. Registrations open Monday 3rd October at 8am and will close on Sunday 16th October, at 5pm.

     

    Once you have made a paid registration (which is fully refundable) you will be allocated an appointment time for the release day on Saturday 22nd October to select your desired land lot. You will be advised on your appointment time prior to the market release.

     

    This will be first in best dressed, so the sooner you make a paid registration; the better your opportunity to secure your preferred home. 

     

    This fee is fully refundable (approximately 10 business days after the market release) or can act as part of your 10% deposit.

  • 5. Review Contract

    Once registered you will receive a copy of the draft contract.

     

    Please ensure you have read and understood the terms of the contract prior to the market release on Saturday 22nd October 2011.

  • 6. Consider House Designs (land only)

    If you intend to buy a vacant block and know your preferred builder, you should ensure you have read the Harcrest Design Guidelines, the Memorandum of Common Provision (MCP) and show your preferred builder for review.

     

  • 7. Prepare for Market Release

    The Harcrest market release will be held on 22 October 2011. You will need to have paid your Registration Fee to be part of the release and to have the opportunity to purchase.

     

    On the day of release, you will be required to sign a contract of sale and pay a further deposit of $9,000 on the day to secure the block.  

     

    Your allocated appointment time for the release will be issued to you once a paid Registration Fee is made.

  • 8. Pay Deposit

    The balance of 10% of the sale price is required within 5 working days from the day of contract signing.

  • 9. Design Approval

    If you have purchased a vacant block, you will need to submit house plans to the Mirvac Design Committee (MDC). This is to ensure it complies with the Harcrest Design Guidelines.

     

    An approval fee of $200 will apply for every house plan submitted for MDC approval. Plans will also be required to comply with the Memorandum of Common Provision (MCP) which is associated with your selected block.

  • 10. Settle Your Property

    You will be required to make payment of the outstanding sale amount on the day of settlement.
